Real estate ownership tax ENFIA

Property owners in Greece can now access their new assessments for the Uniform Real Estate Ownership Tax (ENFIA) via the electronic system “TAXISnet”. The corrected tax assessments concern about 1.2 million owners of land that are outside the system of property-related unit value determination.

The deadline for payment of the first instalment expires on 30 September and the last instalment can be paid until 27 February 2015. According to the General Secretariat for Public Revenue, the new decisions will include all the corrections and modifications provided for in the newly elected amendment.

In particular, the following categories are taken into account:

(a) Cases of land located in areas where the system of property-related assessment does not apply and therefore the reduced tax value between the real estate tax (FAP) assessed in 2013 and the ENFIA 2014 is taken into account.
(b) Exemption from ENFIA of real estate located on the island of Kefalonia.
(c) Exemption from the main tax on the residual land of listed buildings or works of art.
(d) Reduction of the rate of additional tax on non-owner-occupied real estate of legal entities under public law that are not assigned to the institutions of the central government.

The “Asset Register” application in the “TAXISnet” (official portal of the Greek tax authorities) also provides property owners with an excerpt that allows them to retrieve their payments to ENFIA at any time.

By the end of October, the corrections are also to be made with regard to the vacant properties for approx. 700,000 owners that are not supplied with electricity. Tax cuts and exemptions for 1.3 million low-income property owners are also still pending, while the tax cut for small tourism facilities (the so-called “rooms for rent”) is expected next month.
